Some rare feedback as an anecdote
One of the things it can be difficult to do is measure the actual impact video has on sales. I tell my realtors that, really, it doesn't matter. If listers are more likely to list with you because you do video, then buying from me pays for itself in listing volume. Still, when I DO get feedback that indicates a direct cause and effect between video and a home sale, I get excited. So, I thought I'd share this one with all of you.
I was recently asked to do a sales video for a home in the mountains, west of here. Mountain homes have a certain charm, but the realities of fire danger, deep snow, finicky plumbing and wells, and the like tend to limit the market for them. It's been hard to sell them here for some time, due to a recent, well-publicized fire and generally soft market.
This particular home had been on the market for months, until the sellers relisted with a new agent -- one of mine, actually. I did a video for them, and this is the feedback I received from the sellers this morning:
"Great to hear from you. We so enjoyed meeting you as well.
Life got crazy for us thanks to your video. I just now found your email. So sorry I did not get back to you sooner.
Your video sold our home!!!!...at least put it under contract. "
The home was under contract in a matter of two weeks, after being on the market for many months.
So, here we have a home with no activity that went to a home with "crazy" activity after a video was made and distributed. It wouldn't pass muster in a scientific journal, I know, but there's no doubt in my mind that video made a huge difference for these folks.

Thanks Peter. As a follow up, it appears the eventual buyers flew into town to look at the home. They hadn't even considered a mountain home until after seeing the video. And my understanding, at this point, is that they weren't represented, which means that this one video may pay the realtor more in commission than he will spend on all video this year.

I too would love more industry statistics, but I can tell that the huge benefit for me using video as an active Real Estate pro is that I get listings. I go up against the big teams who declare they are posting videos on YouTube only to find out it is a slide show at best. I am one of the few agents who have completely bought in to the video scene and I definitely list more homes because of it. I can't wait to start showing up at listing appointments with the new Ipad and showing my videos at that time! While I am still learning and need to get better, I am one of, hmm, none, in the area doing passible video. Each one gets a little better and my clients love it! the problem is as Fred Light tells, few agents in this area are willing to invest the time and money to get these done. Too bad for them.
Seize the high ground, Peter! Once other agents catch on that they're losing listings to you, they'll do video too. Eventually, everyone will have to do it. I really believe that now's the time to use video to vastly increase referral bases and get a leg up on the competition before video becomes table stakes.

Stuart - EXCELLENT video and narration. It's easy to see why the buyers were interested. Try to put those views in text!
We moved to FL from Colorado, and miss it more all the time.
