To narrate or not to narrate?

 I haven't seen a single video yet with someone onscreen narrating that didn't feel, at least to me, like the agent or narrator was trying to oversell the property.  I guess as a filmmaker first, real estate agent second, I'm from the, "Show me Don't tell me" school of thought.  If it's a house I'm going to want to buy, with a well shot video I should be able to figure that out without you telling me.  Simply put, the house should speak for itself in the video, and if interested the potential buyer can read all they want in the description, which people are used to already anyway.  


Just curious what other folks think.  As a whole, narration of any kind turns me off.  But I'm sure a lot of people don't mind either.
